In many of those games it's not 120FPS, it's 120Hz output.
Many games use the 120Hz output supported through HDMI2.1 to target a 40FPS frame rate. They basically render one new frame every 3 panel refreshes.
40FPS modes are great BTW, they should be the new 30FPS for most games. It's a great middle ground between high quality settings we usually see on 30FPS modes and lower-quality 60FPS modes.
